Building Standards
Lessor shall construct, provide or install the following, in accordance with the floor plan agreed to by the Lessee, at Lessor’s expense: Walls: Perimeter walls only as shown on the floor plan, extending from floor to ceiling. Walls to be sheet rocked, primed and painted with one coat of off-white flat latex interior paint. Portions of perimeter brick walls that are also exterior building walls to be sandblasted and may not be painted or finished.
- Doors: One entrance door, 36” wide, with standard hardware, keyed to the building master key. Said door to be solid core, fire-rated and pre-finished in oak.
- Ceiling: Existing concrete and exposed mechanical and electrical systems are standard. No false ceilings may be installed that would restrict air circulation and sprinkler systems.
- Electrical: 100 amp service, one duplex grounded outlet per 300 square feet of space, surface-mounted on exterior walls and flush mounted on interior perimeter walls. Service is metered. Lessee to pay for own use.
- Lights: One standard two bulb, four foot long, chain suspended florescent light fixture per 200 square feet of space.
- Heating and Air conditioning: Heat provided by radiant steam heating units, mounted along outside walls only. Air conditioning system provided. A/C system may be window units or central duct type depending on size of rental space. Any upgrades to the air conditioning system are the responsibility of the Lessee.
- Floor Covering: Building standard commercial grade carpet will be provided with standard 4” carpeted base trim. Lessee has choice of color. Any upgrades to the carpet or additional floor coverings are the responsibility of the Lessee.
- Signage: One wall-mounted sign will be provided by the main entrance door of the unit. Lessee will also be added to the main registry by the front and back main entrances.
Any work to be done by or for Lessee, including all alterations and/or improvements, will be subject to approval by Lessor.
All Lessee improvements such as walls, wall coverings, window coverings, floor coverings, fixtures, approved false ceilings, etc. revert to ownership of Lessor at the end of the Lease period and must be left in the premises when Lessee vacates.
